Fairgrounds Square Mall is a closed shopping center located north of Reading, Pennsylvania in Muhlenberg City. It's anchored by Boscov, Burlington Coat Factory, and Limerick Furniture. Small shops include Super Shoes, Planet Fitness, AMC Classic cinema, and Golden Eagle Comics. The mall, which used to have 75 stores, has 14 stores and many empty storefronts before closing in 2018. It is located on 5th Street Highway, USS 222 Business.

History

The Fairgrounds Square Mall was developed by Interstate Properties, built by F & S Construction along with the Owner, Frank Saffiotti, and under the supervision of Gus, the Superintendent of Employment and the Office Manager, Rebecca L. Simpson, the CCA works with a membership trade union representing various unions across the region. The mall officially opened in October 1980, with Boscov and JCPenney serving as anchors. The mall was built on the previous site of Reading Fairgrounds Speedway, with a Boscov store on site before the mall was built. A year later, was purchased by First Union Real Estate Investments. The mall expansion in 1988 added several more stores as well as Phar-Mor. The mall was renovated in 1996, where a Montgomery ward was built as the third anchor. The Montgomery Ward store was closed in 1999. That same year, the mall was sold to Jager Management GP Properties Inc. affiliate and JCPenney changed its store to outlet format. In 2000, Jason Furniture Outlet opened in the former anchor room of Montgomery Ward. The National Wholesale Liquidity Store opened at Jason Furniture Outlet location in 2003, which was transferred to the former Phar-Mor.

In 2005, Burlington Coat Factory replaced National Wholesale Liquidators, and Jason became Super Shoes and Planet Fitness. In 2011, it was announced that JCPenney Outlet would be closed as part of JCPenney's plan to eliminate outlet outlets. However, it was announced that the JCPenney Outlet division was purchased by SB Capital Group, and renamed the JC's 5 Star Outlet. The owner of GP-Fairgrounds Square LP Mall is not active on his mortgage, which causes the mall to be sold to BNY Mellon for $ 13.6 million at a US Marshals auction on March 7, 2013. Five Star Outlet JC closed November 30, 2013. In November 2014, Limerick Furniture opened in the former Five Star Outlet JC room, moved from the former site at St. Lawrence. On April 13, 2016, Hull Property Group took over Fairgrounds Square Mall, with plans to revitalize the mall. In early February 2018, Limerick Furniture announced it would close the Fairgrounds Square Mall location due to low pedestrian traffic and the emergence of online shopping, leaving Burlington Coat Factory and Boscov as the two remaining anchor mall stores.

In March 2018, Fairgrounds Square Mall has 12 tenants left, down from the top 75 stores. On April 30, 2018, Hull Property Group closed the interior mall. Boscov's, Burlington Coat Factory, AMC Classic, Super Shoes, Planet Fitness, Baja Beach Tanning Club, and Quest Diagnostics stay open.

Hull Property Group has plans to rebuild the Fairgrounds Square Mall site. The redevelopment plan will destroy 68.1 percent of the mall, leaving Boscov, Burlington Coat Factory, AMC Classic, Super Shoes, and Planet Fitness. The former mall site will be converted into a green space with multiple retail stores. Other planned developments include townhomes, hotels and restaurants. Plans for rebuilding have been delayed by tax incentives from Muhlenberg City which makes it impossible to re-develop the site and attract new tenants without destroying the existing mall first.
